Tackling Wall Dampness, Seepage & Efflorescence Before Interior Fit-Outs

Never Cover Dampness with Woodwork

In humid coastal and riverine cities like Kolkata, wall seepage and rising dampness are notorious. Homeowners often try to 'hide' bubbling paint by fixing veneer paneling or wardrobes over it. Within 8 months, fungus destroys the plywood from behind.

Diagnosing the 3 Types of Moisture:

  • Rising Dampness: Moisture traveling upward from ground soil through brick capillaries. Causes paint peeling 2-3 feet from floor level.
  • Concealed Plumbing Leakage: Internal bathroom pipe joint failures causing localized wet patches on shared bedroom walls.
  • Rainwater Ingress (Exterior Facade Cracks): Wind-driven monsoon rain penetrating hairline cracks in the external plaster, showing as discoloration along exterior window corners.

Permanent Remediation Protocol:

  1. Strip Back to Brick: Chisel off the affected plaster down to the bare masonry.
  2. Pressure Grouting & Polymer Barrier: Inject crystalline chemical waterproofing slurries into brick joints.
  3. Crystalline Plaster Coat: Replaster with waterproof admixture compounds (e.g., Sika or Dr. Fixit polymer additives).
  4. Air Cavity for Wardrobes: Always maintain a 25mm ventilated air gap between external walls and the back of wardrobe carcasses, backed with high-density thermocol or vapor barrier membranes.
Critical Note: Test moisture levels with a digital pinless moisture meter (< 12% relative moisture required) before priming and painting.
